You've just bought a piece of Dayton real estate, and filled it with your most beloved personal treasures. Now you need to protect your investment, and by taking a few simple steps, you can ensure that your home stays safe. One of the most effective ways to safeguard your home is to install an alarm.

There are a variety of systems out there, including traditional monitoring alarm services. This security system is wired throughout your home, and is connected to a central security office. When the alarm is tripped, this listening service will call your home to see whether the alarm was set off by accident or an intruder. If they can't reach anyone in the home, they will notify the police.

These systems are great for peace of mind. Knowing that someone is monitoring your Dayton real estate 24/7 can be very comforting for the elderly, and for people who live alone. One downside to this system is that it is not portable, so when you move, your system stays behind.

Another drawback is the fact that some homeowners have the alarm connected to their only phone line. This means that when the alarm is set off, no one can get through on the phone. The alarm company can't reach you, and will dispatch the police every time the alarm is triggered. If the alarm has been set off accidentally, this can be an embarrassing and stressful event.

Tracy, a homeowner from Dallas, works for a small business that features this type of setup. Forgetting the code one morning, Tracy accidentally set off the alarm. Panic-stricken, she tried to call her supervisor for the code, but the phone line was connected to the alarm, so it didn't have a dial tone. Unable to call the alarm company or her boss, all she could do was wait until the police showed up. Now Tracy says, "If you're going to install a security system, get a second phone line. This experience was really frustrating; I felt helpless and like I was wasting everybody's time. I'm really angry actually, that security systems would even allow their systems to be connected to a sole phone line. It kind of defeats the purpose of having someone monitor the place, don't you think?" Tracy was so shaken by the experience, that she now carries the alarm code on her person. "It's not a good idea, I know, but I never want to go through that again."

Another option is to install an audible-only alarm. This is one that is wired throughout your home, and emits a loud siren, much like the monitored version. The difference is that there is no one checking on your home. If there alarm is triggered, it will be up to neighbors and passersby to call the police.

As residents in large cities know, car alarms are often ignored due to the frequency of false alarms, and are seen as more of an annoyance than anything else. The same can be said of house alarms. Neighbors may ignore the sirens, all while your home is being burgled. Some police ignore these alarms too. Unless they have received notification of suspicious behavior in the area, police aren't likely to check on a property that has an alarm going off.

The benefit of this type of alarm is that its very presence can scare off potential burglars. Keeping security stickers on doors and on prominent windows, advertises the fact that you have an alarm system in place. Robbers want an easy target, so they will likely bypass your house completely.

Wright Patterson Air Force Base Presents TATOO: Free Event Open to The Public

On Friday, June 26, 2009, the Greater Dayton Ohio area is invited the 2009 Freedom's Call sponsored by the Air Force Material Command at Wright Patterson Air Force Base. This annual community-building event will honor our veterans and military personnel and their families.

For the fifth straight year, Freedom's Call will be held behind the National Air Force Museum. The gates for the event will be the Museums main enterance, the Armory Gate, and the Gate on Airway. Gates open at 4:30. Pre-show activities will begin at 5:00 and the main event will begin at 8 pm. Admission and parking are free.

Country music star Aaron Tippon and his band Stemwinders will present an hour long concert at 9 pm as part of the celebration. Other attractions of the celebration will be flyovers, jump teams, aircraft displays, music by the US Air Force Band of Flight, inflatables for kids, technology expo, and a fireworks display.

How do you pick a realtor in Dayton Real Estate? Check out Realtor Rating Websites!

With nearly 3000 Realtors in the Dayton Ohio area, how do you pick a Dayton real estate agent to help you sell your house or to help you buy a home?

There are many factors to consider...real estate designations, awards, etc. But just because an agent has taken classes to get a designation or promotes awards received, doesn't mean they will treat you right or give you outstanding service. You can't always believe the advertising!

So, when searching for a Dayton Ohio real estate agent, ask for recommendations of friends and co-workers. Then ask the agent for a listing of their past real estate clients with phone numbers. You want to find out if the agent delivers the service they promise in the beginning; and if they do, they should have a big list of very happy clients! Do they return phone calls. After you sign the paperwork, will you be able to talk to them every again? Ask the agent for phone numbers of past clients. Talk to real people who have worked with them.

Check the Realtors personal website for testimonies of their past clients. The more testimonies the better. You can't have TOO many glowing real estate testimonials!

This past week I received a real estate magazine that was talking about websites where you can rate your realtor. One of the oldest is Angie's List, which requires a payment of a monthly fee with membership. A newer rating website is RealEstateRatingz.com, which is a free Realtor rating website. As of today, the site has dozens on Dayton Realtors who have been rated, including Xenia Realtors, Beavercreek Realtors, and Centerville Realtors. RealEstateRatingz.com is just one website of a network of service rating systems.

So before you list your house with the Realtor that mails out the real estate postcards to your neighborhood, has a moving truck with their photo on the side, has a "Guaranteed Sales" program, or offers to buy your house if you buy one of their listings, check out what former clients have to say on the internet!

UPDATE ON 2009 TAX CREDIT: Bringing the Dream of Homeownership Within Reach

"Bringing the Dream of Homeownership Within Reach
As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed legislation that grants a tax credit of up to $8,000 to first-time home buyers.

Plus, HUD Secretary Shaun Donovan recently announced that the $8,000 tax credit may be used as a downpayment on the purchase of a home.

Here is more information about how the 2009 First-Time Home Buyer Tax Credit can help prospective home buyers become part of the American dream.

Who Qualifies?
First-time home buyers who purchase homes between January 1, 2009 and December 1, 2009.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?
The 2009 First-Time Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Will the Credit Be?
The maximum allowable credit for home buyers is $8,000. Each home buyer’s tax credit is determined by two factors:

The price of the home—the credit is equal to 10% of the purchase price of the home, up to $8,000.

The buyer's income—single buyers with incomes up to $75,000 and married couples with incomes up to $150,000—may receive the maximum tax credit.

If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?
Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $75,000 and $95,000 for single buyers and between $150,000 and $170,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $95,000 for singles and over $170,000 for couples are not eligible for the credit.

Will the Tax Credit Need to Be Repaid?
No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during the three-year period, the credit will be recouped on the sale."

Beavercreek Ohio Businesses & Community Leaders Launch "BUY BEAVERCREEK" campaign


Local NBC affiliate WDTN-TV 2 reported on the new campaign encouraging Beavercreek residents to "Keep It In The Creek" by buying products in the community from locally owned restaurants and businesses. The Beavercreek campaign simply encourages the community to (1) think Beavercreek, (2) buy Beavercreek, (3) promote Beavercreek!

The Buy Beavercreek Ohio website states that one of the benefits of buying Beavercreek is that it keeps the money in the Beavercreek Ohio area. The site declares, "For every $100 spent at a locally owned business, $45 goes back into the community – and our tax base. For every $100 spent at a chain store, only $14 comes back."

Another point made by the website encouraging Beavercreek real estate owners to visit local retail businesses and restaurant is that local businesses are general more supportive of the community. "Non-profits receive an average of 350% more support from local business owners than they do from non-locally owned businesses."

As Americans tire of the product recalls on items made in China, there is a grass-roots movement to encourage and support locally made products and locally owned businesses. Made in America is coming back!! Beavercreek - let's buy Beavercreek!

Centerville Ohio Is Alive With Music


Entertainment and the arts are alive in Centerville Ohio and Washington Township. The Centerville Arts Commission and the City of Centerville are preparing for the 2009 Summer Concert Series. Free concerts are presented every week during the summer at Stubbs Park Amphitheater, located at 255 W. Spring Valley Rd in Centerville, Ohio.

June's Concert Line Up includes....

Thaddeus Rex, Read Like a Rick Star on June 6th - The Washington Township/Centerville Public Library will kick off the summer with this hour long children's show that the adults will enjoy too! The library will begin their summer reading program at the concert as well. Everyone is invited to participate in the free children's art activity following the concert.

Parrots of the Caribbean will bring the tropical souns and playful tunes of Jimmy Buffett on June 14th.

Wizard Rock the Lawn on June 15th will present three bands - The Remus Lupins, Tonks & The Aurors, and Good Cheer.

On June 17th, jazz trumpeter Jon Faddis will be in concert with the Dayton Jazz Ochestra.

The Fries Band plays a special Father's Day concert on June 21. The band will perform all of dad's favorite hits by America, The Eagles, The Beatles and more.

Presenting a spirited stage show on June 28th, The Souled Out Band from Indianapolis, Indiana, is know for it's amazing horn section.

Four local organizations are challenging Dayton Ohio homeowners to conserve resources by driving their vehicles less and try other forms of transportation - walking, bicycling, public transportation and carpooling.

The third consecutive campaign, Drive Less Live More, is sponsored by the Miami Valley Conservancy District, Miami Valley Regional Planning Commission, Greater Dayton Regional Transit Authority, and Five River MetroParks. The four Miami Valley organization are encouraging us to pursue alternative transportation to improve the quality of life in Dayton Real Estate.

Home staging is an immensely popular technique for showing your home once it is on the market. Home staging is the method of presenting your home in the most visually appealing way possible in order to impress potential buyers. There are many different aspects of home staging, but today we are going to focus on the exterior of your home. Let's face it, this is the first impression you give a buyer when they approach your home. You want to make sure you highlight all the right facets of your home to in order to help increase your odds of making a sale.


One of the best ways to achieve the right amount of "curb appeal" is by insuring that the exterior of your home is properly lit. Through the use of home lighting, you can draw attention to your house in such a way that it stands out among the rest. Before you go ahead and shine the spotlight on your home, keep a few basic ideas in mind to help maximize your results.


Start by addressing your address. You need to make sure that all interested parties can find your address number with ease. The last thing you want is for prospective buyers to miss your home simply because they couldn't find your address. Install some wall lanterns to help illuminate your address number. For a little added help, try placing an address plaque out by your mailbox to make your number even more apparent. You can then light the plaque itself to make your address almost impossible to miss.


Next you should help light the way to the entrance of your home. Now that people have found your house, you want to make it clear which path is the easiest and safest to enter. You don't want people tripping or stepping in your garden while they struggle to find the door. You want to insure that your potential buyers are comfortable and that can be difficult if they become confused or frustrated while attempting to find your front door. Try using cool burning LED path lights to help light the way to the door. These LED lights are energy efficient, so you can feel good about leaving them running for extended periods.


Lastly, flood lights can be used to help illuminate your entire home against the dark backdrop of the night sky. These lights not only help make your home standout, but they are also helpful from a security standpoint as a well lit home is statistically less likely to be a victim of robbery. You can use flood lights with timers, motion sensors, or simply flip a switch when you want to light up the night. These lighting solutions will no doubt give you a huge advantage over the competition and will help leave your home shinning brighter than the rest.

This years charity is the Kettering Education Foundation, whose goals is to create opportunities for interested citizens, organizations and businesses to enhance the educational opportunities in the Kettering City Schools. Contributions are used to fund a grants program supporting curriculum based programs and innovative teaching

The Mayor’s Charity Ball is a Rotary Club of Kettering sponsored annual event. With the help of community partners (see Sponsor link) and the City of Kettering, the Rotary Club of Kettering celebrates the mission of one charity each spring by throwing a ball in their honor.

The Mayor’s Charity Ball is a formal event with cocktails, an elegant dinner, and dancing in the beautiful entryway at Reynolds and Reynolds. The evening offers the opportunity to win magnificent prizes, mingle with friends and business leaders from the region, and enjoy a lovely evening in a spectacular environment. Xenia Event For Families - "Touch A Truck"

Touch-A-Truck presented by Greene County Parks is rolling into the Fairgrounds Recreation Center, at 210 Fairground Road in Xenia Ohio) on Saturday, April 25 from 10 am – 2 pm.

This FREE event provides families an opportunity to see, touch, interact with and learn all about different vehicles in your community and their functions. On this day, kids can climb up in a big truck, sit in the driver’s seat, honk the horns, flip the sirens and discover all kinds of vehicles and equipment. Parents, don’t forget to bring your cameras!

Fun To Be Had at Englewood Ohio's MetroPark



Bordering Englewood, Union & Vandalia, OH is Englewood Metro-park. This park is part of the Five Rivers Metropark and was created when the Englewood dam was built in 1922.

The park sits on 1900+ acres and offers many outdoor activities including, biking, bird watching, fishing, canoeing, educational group camping, roughly 12 miles of hiking trails, picnic areas, 18-holes of disc golf and seasonal activities such as skiing and sledding. Inside the park there are forests in many stages, a large shallow lake, three waterfalls, and the Stillwater River.

The park has three rental facilities for your next family reunion or group outing (Call 937-275-PARK for more info). Dogs are welcome. The park also hosts many events such as guided trail walks, group bike rides, “Tuesday Morning Adult Walk”, most of which are free to the public and open to all ages.
